THE PROPERTY
A thorough inspection of the property is recommended to ensure that the plumbing, wiring etc is in good order. When necessary, all works of repair should be completed prior to the commencement of the tenancy, subject to any terms to the contrary in the Agreement, mutually agreed by the parties.
DECORATIONS
The Landlord should attend to any internal or external decorations which are necessary, prior to the commencement of the tenancy.
APPLIANCES
The Landlord should have all appliances including the heating / air conditioning system checked and serviced. It is essential that operating manuals for all the appliances are provided for the use of the Tenant. If the appliances are under warranty, then the appropriate guarantee card should be provided to the Tenant or to ourselves if we are to manage the property.
GARDEN The Landlord should ensure that the garden is in good condition with all the lawns cut, the flower beds tidy and the fruit trees pruned. If it is the Landlord´s intention to have the garden maintained during the term of the tenancy, appropriate arrangements should be made with a suitable garden contractor. If the Tenant is to maintain the garden, adequate tools should be provided. This applies to villas or apartments with private garden areas.
CLEANING
It is the Landlord´s responsibility to ensure that the windows have been cleaned prior to the commencement of the tenancy and to hand the property over in a clean and tidy condition throughout in order that the property is left in the same condition at the of the tenancy.
AUTHORITY TO ENTER INTO A TENANCY AGREEMENT
It is imperative that the party entering into the tenancy agreement or the person signing on behalf of the Landlord has the legal right to do so. Proof of such authority may be required by the proposed Tenant or its legal representative.
CONSENT TO LETTING
It is essential that the Landlord obtain the necessary consents where applicable from the Head Lessor, Mortgagee, etc. Where possible, consents should be applied for prior to finding a tenant to avoid any delay in granting the agreement.
INSURANCE
It is the Landlord´s responsibility to ensure that there is adequate insurance cover for the property and contents (including public liability) for the full period of the tenancy and for any period during which the property may be vacant.
SERVICE CHARGES
The Landlord should make arrangements to pay the service charges during the term of the tenancy, unless we are to manage the property. In these circumstances, the Landlord must advise the authorities concerned to forward the demands to us for payment.
FURNITURE, FIXTURES AND FITTINGS
The Landlord should leave the property sufficiently furnished for it to be unnecessary for the prospective tenant to seek additional items of furniture, fixtures and fittings.
For items of SENTIMENTAL VALUE or of SPECIAL ANTIQUE VALUE, we would recommend these either be removed or locked in a safe place out of use.
