Upon receipt of your formal instructions, we carry out the following:-
We would recommend that instruction to let be confirmed approximately four to six weeks prior to the property being available for occupation.
TENANT´S REFERENCES
Applicants are required to provide references from previous landlords / employers together with copy of employer contracts and last payslips.
THE AGREEMENT
We will advise you on the appropriate Agreement for your circumstances and those of the prospective Tenant, according to the current Residential Act. Agreements are normally prepared at our office, however, we are happy to co-operate with your solicitors if you wish them to undertake this service. Should you be out of the country prior to the finalisation of the Agreement, arrangements can be made for signing the Agreement on your behalf. Notice is given to the occupiers in the appropriate form in order that possession can be obtained at the expiry of the term. On completion of the Agreement, the Tenant will retain one copy, a copy is passed to the Landlord and a copy is retained on file.
ACCESS
We never send new tenants to view on their own. However, if it is unlikely that you will be available for showing the property, we would ask that 2 sets of keys, including garage / store room / remote controls / post box / garden keys (where applicable), together with alarm codes.
DEPOSIT
We will arrange for a suitable deposit to be taken from the Tenant at the commencement of the tenancy, which sum to be returned to the Tenant upon vacating, subject to any deductions to be made with regards to inventory check-out (subject to fair wear and tear); outstanding utilities; breach of any other covenants in the Agreement. The sum held is normally one / two months rent.
RENT
This is exclusive of service charges and, therefore, you remain liable for these payments. The Landlord is responsible for the community charge. Under our Agreements, for the duration of the agreed term, the rent remains fixed. Upon the expiry of the Agreement, we would normally seek to increase the rent, however, this would be subject to the then current market. We would be responsible for the collection and payment to yourself of the rent.
INVENTORY
An inventory will be required prior to the letting of the property so as to safeguard your furniture, fixtures and fittings. This is used by us on all inspections during the term of occupation.
UTILITIES
You are responsible for service charges and maintenance of the property. The Tenant pays for electricity and water. These should all be paid up to the date of occupation by the Tenant.
Utilities remain in the name of the Landlord throughout as this enables better control with regards to payment as it is the property that is affected should payments not be made.
INSURANCE
We require full details of your insurance policies for buildings and contents. We would strongly recommend that a fully comprehensive cover be maintained, together with additional cover in respect of your furnishings. Should you require, we can advise and arrange the appropriate cover through a reputable insurance company.
